Yes this can seem a bit over the top for some work you may be having done, i.e. fixing a door handle, having a gas safety certificate done, replacing front and back doors. However if you are doing work that requires ripping out and replacing kitchen and bathrooms then I always recommend getting a contract. You may not want to go to the solicitors to get it all signed but the fact that you have things written down makes it clear for people.
Essential items that should be in the contract;
✅their name
✅their business/trading name
✅property address where works are taking place
✅detailed list and description of works to be done (see spec sheet)
✅start date
✅length of project (expected end date)
✅deposit needed
✅payment instalments
✅payment methods
✅communication methods
✅amount to be retained until all snagging is done
You can include more but the above are the essentials.
Providing a contract will separate you from other ‘landlords’ who tend to do things on the back of a cigarette packet. You are a professional property investor and not an old time LL – you are treating this as a big part of your wealth creation.
I have a short video on my You Tube channel on the Spec Sheet you give to builders – it would be good for you to watch that to get a good idea of what you provide to them before a contract;

Of course, you can write whatever you want into a contract but you need to ensure the other party agrees to it.
